The opportunity
Reporting to the VP of Facilities Management, the Director, Real Estate Transaction Management will take on a critical role within our North American facilities management team. Responsibilities include:
Coordinate, execute and monitor all transaction processes (project initiation forms, deliver market surveys, site tours, RFI/RFPs, LOI, building evaluation matrixes, lease execution and transaction closeout) for capital and lease acquisitions, sale/leasebacks and dispositions through 3rd party, local market teams across multiple geographies.
Proactive management of lease events (breaks and expiries).
Prepare, review, analyze, and interpret financial analysis templates including cash flow projections, NPV, P&L to determine the financial impact of transaction scenarios.
Gather and evaluate economic, demographic, and real estate market data for input into deliverables and valuation models. Develop strong understanding of the wider market place in order to advise on trends and transactions;
Review lease documents, write lease summaries and abstracts, and review other materials as part of the due diligence process
Present business cases (scenario planning and recommendations) related to utilization, location, quality, investments and cost of the clients’ real estate portfolio of leased and owned properties;
Drive innovation and continuous improvement by bringing ideas for improvement or change to help differentiate
Engage with leadership and stakeholders to define objectives and agree requirements at the outset of a strategy and transaction
Build strong working relationships with 3rd party brokers, portfolio team, Teva Facilities, Legal, EHS and Senior Management as part of the execution of transactions.
Handling of all real estate contracts in coordination with the Global Real Estate Senior Director, the legal department and the site director.
Manage the real estate portfolio in the designated database and ensure it is updated and maintained
Location: This is a hybrid position (3 days/week in office) that can be based out of our Parsippany, NJ OR West Chester, PA offices
Your experience and qualifications
Minimum of a Bachelor’s degree Business, Finance, Real Estate or Law. Master’s degree preferred
Minimum 10 years’ experience in domestic and international corporate real estate, including acquisitions/dispositions, development, leasing and facilities/property management.
Minimum of 5 years’ experience overseeing management level employees
Well-developed management skills, with experience in team building and leadership
Experience with Manufacturing, R&D, and Distribution operations at a pharmaceutical or other regulated company preferred
Outstanding people, communication, and problem-solving skills are required for this position.
Proven ability to initiate, manage, and successfully implement significant change processes.
